Here is sit in front of my computer knowing that we have an incredible event to offer for the SOBCon. It’s deeper, richer — more — than any conference than I’ve ever attended. . . . The people who will be there will really be there — attending, investing, participating with their whole brains, right and left.

I worked over 20 years in curriculum. I know when the right stuff comes together.

SOBCon 07 lis going to be a unique and outstanding experience.

Imagine what every person brings to the event. We all bring so much intelligence, and every person there will be a contributing member. Wow!

I’ve been a publisher, worked with publishers. I’ve met publishers from all over the world — book publishers, software publishers, web publishers. Bloggers are web publishers. We do what web publishers do.

If you give that some thought something begins to become clear.

Blogs are micro businesses. Every blog, monetized or not, is an entrepreneurial publishing business.

10 Ways Every Blogger Is an Entrepreneur

Running a blog is an undergraduate course in business if you pay attention to what you are doing. From how they are built to how they are run, you can learn about entrepreneurial businesses from your blog.

  1. Great entrepreneurs often study the business they’re about to enter before they start their company. Great bloggers often learn about blogging that way too.

  2. Great entrepreneurs have a vision for what they are building. They gather data and historical statistics to keep improving based on customer behavior. Great bloggers do too.

  3. Great entrepreneurs know that their business needs to be an expression of their authentic self in action — their passion at work. Great bloggers blog their passion with transparency.

  4. Great entrepreneurs build a company that is a quality reflection of their vision down to the last detail. Great bloggers design their blogs to reflect their passion with the same care.

  5. Great entrepreneurs have great communication skills. Great bloggers do too.

  6. Great entrepreneurs know that a strong business stands on authentic relationships. Great bloggers are great at those.

  7. Great entrepreneurs realize that their business is only about choosing for their customers in what they say, what they do, how they smile, and every detail of what they offer and what they choose. Great bloggers configure their blogs to meet their customers, not the other way around.

  8. Great entrepreneurs celebrate their competition, because they know that game is won in serving the customers they love better than anyone else can. Great bloggers realize the same thing.

  9. Great entrepreneurs know that the best marketing is paying attention to the folks who already know who you are and want to help you be the best you can be — listening to your evangelists. Great bloggers are great listeners. It’s inspiring to watch them.

  10. Great entrepreneurs know that a great enterprise really belongs to the customers who helped to build it. Great bloggers might know that even better than great entrepreneurs.

What a difference it would have made if this small town girl had know half this before I started my first job in business. What a difference it would make if most businesses knew it now.

Interview 15.1: Jeff Brown, Real Estate Investment Advisor

I met Jeff Brown last year on the telephone. After an hour or so of questions, we decided to work together. Somewhere within that hour, I asked the “What do you do?” question. Jeff had a wonderful answer. “I make people wealthy, and help them reach their retirement dreams.” Jeff didn’t need any lessons in conversation from this writer-business girl.

I liked Jeff right away. He is integrity, intelligence, and intuitive detail about his business. Last week, this week, before taxes seemed an appropriate time to interview Jeff about his business. You’ll note that neither Jeff nor I suggest that you invest your millions without developing a plan that you fully understand.

Let’s begin.

Jeff, why should someone have a real estate investment advisor? How can a RE advisor help plan my retirement?

Essentially when you begin anything as crucially important as investing for your retirement, you want to ensure you have the answers you need when you need them. The greatest value a real estate investment advisor brings to the table is answering questions you didn’t know to ask. There’s very little planning you can execute when you don’t even know the questions.

Your advisor should understand how to create a Purposeful Plan for your retirement. He or she should be able to integrate financing, proper cash reserves, where to invest the capital, (what region) along with what kind of real estate makes the most sense. And those are just the basics.

The ability to simultaneously understand the appropriate tax law, including 1031 tax deferred exchange, various depreciation approaches – including cost segregation. Maybe the most important skill is being able to get the timing right when making moves with all or parts of your real estate portfolio.

This next piece of advice may surprise you – especially coming from a real estate guy. The very essence of retirement, at least financially, is nothing if not lots and lots of monthly income – and it better be reliable. Towards the onset of retirement I have many of my clients convert some of their equity into investments outside of real estate. Why? Because these specific investments, offered by another segment of the investment community, produce the pure gold retirees long for – annual TAX FREE income — for life.

In the end, your real estate investment advisor should be able to be the Captain of your retirement ship, navigating you to the retirement you’ve always dreamed of. He should be able to plot a course, and weather troubling seas. He should be able to adjust on the run, and in real time, because Murphy is alive and well.

It might help to know what a real estate investment advisor isn’t. He isn’t a real estate agent who sells houses one day, and the next he’s an investment expert. I’ll make an absolute statement of fact here, unfettered by any wiggle room – there is no such animal. The necessary training to be an effective advisor is almost daunting it’s so comprehensive. Tax law, after tax cash flow analysis, demographic trends, proper structuring of transactions, and a myriad of other factors.

And even though I have that training, plus almost 40 years of experience, I still have specialists in several fields just a phone call away. Retirement is too important to be ‘pretty sure’. Doing things on purpose has to be the bedrock principle of everything you do when investing for your retirement. There are very few happy accidents.

Okay, so now I get the part of what Jeff does, well sort of. . . . He guides real estate investments so that I can retire with cash to live as well or better than I did when I was working.

In Part 2, we’re going to talk about the two myths that get in the way of most folks being able to retire with out having to supplement their cash income.

Someone has approached you about buying your blog. He wants all of it, lock, stock, and barrel. Well, that is, you can remove — delete any personal references. All other content, deisgn, widgets, and every other little bit will go to the new owner.

The new owner is . . . a guy you just can’t stand. He runs about 4 other blogs that you think are ugly, poorly kept, badly written, and inaccuate when they don’t seem to have copy you suspect is scraped.

Sometimes it feels like we’re in a black hole. All of our energy has been sucked off by demands and little irritants. Nothing is sparkling. We don’t see bright points on the horizon. Our universe seems dark and unfriendly — empty of stars and friendly faces.

I’ve noticed something about times like that.

Every time I give my soul room to breathe, everyone around me gets nicer. The people in it shine brighter like the stars they are.

So I’ve been working on ways to fill my universe with more stars.

The 6 Quickest Ways to Fill Your Universe with Stars

These are the 6 quickest ways I’ve tound to fill my universe with stars.

  1. The quickest way to add joyful light is to bring conversation to someone who is alone. Making arrangments to see someone, who is shut-in, sick, or who cannot get to see the sunlight or a starry night, is added hassle in a busy schedule. Do it anyway. You’ll know it was the right choice when you see a lonely person’s entire face light up with the joy of your arrival. The light you cause will die out until long after you’ve gone and your conversation has been replayed over and over.

  2. The quickest way to change folks’ dark behavior is to change my own. When someone is doing something that makes you crazy, change your response. A new response always gets attention. The person will stop to see what you’re doing. The original cycle will be broken. Act quickly. Say something — something nice can set a new star into the conversation.

  3. The quickest way to change my behavior is to change my thinking. If you start to feel stressed or angry about a person who bugs you, it could be that you’re stuck on one tiny facet of that person’s being. Stand back and consider the whole person. Pull out your generosity. See some good things. Bits of starlight will begin shining into your thinking.

  4. The quickest way to change my thinking is to change my mind. What the heck?! If the day is lousy, why not try to find a brighter one by reversing something? Just decide that one assumption youre made is totally bogus. Blow it out of the water and watch the fireworks make lovely stars as you give up your precious notions.

  5. The quickest way is to shed a new light. Use your eyes to listen for what’s not being said. Watch what’s happening and how the person in question is or isn’t responding to things. Notice what is off in the responses the person is showing. That’s where you’ll find the potential to turn a dark how into a supernova.

  6. The quickest way to fill a universe with stars in constellations so breathtaking is to make a smal child smile.. Find a child under the age of four and say these words, “Did you know that every time you smile your eyes twinkle?”

Our human universe was meant to have stars that shine in the daytime, to shine with the smiles of the people We only have to give them a reason to show you the way they twinkle brilliantly. We all know how to — people and stars are made of the same stuff.

I bet you could add ways to make more stars on Earth.
